42. Tackle your closets.

Does your home have adequate closet space? It’s a rare home owner who can truthfully answer yes to this question. Since virtually all buyers are looking for a home with plenty of closet space, try to make what you have appear generous and well planned. Consider these common-sense guidelines:

—Clear out all but your current seasonal wardrobe so that your closet doesn’t look crammed with clothes. Donate outgrown or outmoded clothing to your favorite charity, or try selling it at your yard sale. Clothing for other seasons should be stored elsewhere—perhaps in garment bags in the basement or attic—creating the impression that there is closet space for still more clothes. A few empty hangers will further this illusion.

—Since a clear floor will make a closet seem more spacious, invest in inexpensive shoe bags or racks, which will organize your collection and keep it off the floor.

—Closet shelves should look well organized. If your shelves contain a jumble of sweaters, socks, and hats, buy a few attractive storage boxes and organize your shelves before your closet becomes a neatnik’s nightmare.

—When prospective buyers open your closet door, they should be greeted with a whiff of fresh-smelling air. As recommended earlier for the coat closet, try hanging a bag of cedar chips or pomander balls filled with potpourri in the back of your bedroom closet. Track down offensive odors and eliminate the sources (dirty sneakers and moth balls are two common offenders).

—Be sure that every closet in your home has a light so that buyers can easily inspect the interiors—don’t count on a sunny day. Be sure your light bulbs haven’t burned out or, if your closets don’t have lights, pick up a couple of easily installed closet lights from your local hardware store. Little touches like this contribute mightily to creating the impression of a well-maintained home.
